According to FannieMae and the National Association of Realtors, single family new housing construction is expected to reach its highest levels since 2007. The good news is that builder inventory remains low, and not everyone has the ability to wait six to nine months for their home to be built, so there’s always a market for move-in ready homes. Here are a few things that you can do to increase the interest on your home, and sell for top dollar. Number one, make your home appear as new as possible. Many prospective home buyers choose new construction homes because they are clean, pristine, and it’s a blank slate for them to make it their own, so you wanna deep clean, declutter, maybe even update minor fixtures to the latest trends, and make your home look as neutral as possible. Some people even choose to vacate their home and have it staged in order to compete against the builder model homes. Number two, highlight your assets. Walk through builder’s models, and determine the unique features of your home: larger lots, fencing, privacy, lower CDD or HOA fees, all of these are very desirable, and should be highlighted in your listing. Number three, and this one is very important, high quality professional marketing. Builders spend a lot of money marketing their neighborhoods and properties. Be sure to find a real estate agent with a marketing plan to match. You should have professional, high quality photos and videos, and the agent should have a traditional and digital marketing strategy to give the builders a run for their money.
